Belize is one of the most amenable countries for foreigners looking to buy real estate, as the rights of non-nationals are exactly the same as nationals. Unlike in many other countries, non-nationals can buy a property outright rather than have to settle for a long-term lease with the national government.
A little-known benefit for those wishing to invest in Belize real estate is that there is no Capital Gains Tax. So, if you purchase land, then sell it later at a good profit, you pay no Capital Gains Tax – all profits remain with you. 
It is recommended that you do all real estate land transactions through an experienced Real Estate firm and Attorney. Happily, we offer both. You need to ensure that a Title Search is conducted at the Government Land Registry and that the real estate that you are purchasing is free and clear of all liens, judgements and encumbrances. A title search done through a local attorney should not cost you more than U.S. $250.
Property taxes in Belize are extremely low—usually spanning from 1 – 1.5 percent. That’s amazing, especially if you’re enjoying your retirement living in Belize and are on a fixed income and are concerned about the cost of living. 
The norm is 10% commission of the selling price; but is negotiable.

Belize has one of the world’s best retiree programs. Through the Qualified Retired Persons (QRP) Program, the government gives qualified retirees an exemption from taxes on all income derived from sources outside Belize, whether such income is earned or passive, and whether or not it is remitted to Belize.

The local currency in Belize is known as the Belize Dollar. Often abbreviated as either BZD or BZ$, the currency is permanently pegged to the US dollar at 2:1. This means that two Belizean dollars will always equal one American dollar, so you’ll never need to worry about calculating exchange rates.

There are ATMs (cash points) throughout Belize. These usually work with American, European, and Canadian bank cards. Belizean ATMs usually charge a nominal fee of 3-5 BZD for international card withdrawals. Consult your local bank to see if your card will work in Belize.
